The historic Rope Walks area of Liverpool is the new home to these high quality residential apartments. Now a hip location with young professionals, the regenerated area has received investment of over £100 million in the last 10 years. Nearby Bold Street boasts bespoke shops and a wide-range of bars and restaurants contributing to an overall relaxed and bohemian vibe. L1 Boutique is a refurbishment of an 18th century grade II listed building, with both 1 and 2 bedroom apartments across 3 floors.

The development includes the full refurbishment of previously converted office space across three split level floors. This included the installation of new building services and new finishes throughout. Urban Construct worked in collaboration with the client and the design team to help deliver a designed solution within the funding allocation. We worked with the client and designers during the planning and feasibility stage and led the pre-planning application process which ultimately resulted in a planning permission being granted. The lower ground floor boasts three impressive double bedrooms, two luxury ensuite bathrooms as well as family bathroom and further study / home office.

All apartments were constructed in accordance with building control requirements which included fire compartmentation between all floors, a smoke extract system and an integrated fire alarm system. They were also constructed to building warranty criteria and investors had the benefit of a 10 year building warranty upon handover.

In addition fully detailed electronic Operation and Maintenance manuals were provided adn full training for the building manager. The scheme was been meticulously designed to enhance the listed building features and to deliver a practical solution to the building manager in terms of maintenance and operational use.
